An upcoming project in Islamabad, Multi Gardens is a result of the ever increasing membership of the Multi Professional Cooperative Housing Society (MPCHS).
This project was initiated by MPCHS under Cooperative Societies Act 1925 for the promotion of investment in real estate and development of quality housing schemes for the middle class. Supply of water
A Four Season Functional Lake on an area of 94.46 Kanal is available for optimum water usage with surplus rain water being stored. The dam has been completed. The project allows multi-purpose utilization of water resources including the control of water flow, raising of sub-soil water level, continuous availability of water for the residents for domestic and horticulture purposes, beautification of the area such as lakeside entertainment spots, walkways etc. The Large water reservoir was created during monsoon.
Much of water supply will be arranged from within the project through the installation of tube wells and supply from neighboring water sources and rain harvesting. The project is very close to the Sangjani Water Treatment Plant and will also get water from CDA’s Scheme of 450 MGD Water Supply being planned from Indus River.
MPCHS sold most of the plots to dealers directly and the general public was able to get booking through computerized balloting.
The project currently offers plots with good investment prospects. The reason is the price fluctuations that create opportunities for the investors that buy when the prices fall and sell when prices rise again.
Financial Incentives
Incentives are given of Rs10,00,000/- (Ten lac) to the owners of plot size of Two hundred or more sq. Yards with 95% completion. Furthermore, on completion of the single story, an incentive of 5,00,000/- (Five Lac) will be given to the member by MPCHS.
The incentives are available for first Three hundred fifty (350) members on the first-come first-serve basis. Similarly Rs. 10,00,000/- each will be provided to first 6 owners of commercial buildings on the completion of the second floor in Block-E.
Very first 50 house builders of the blocks will avail an incentive of Rs. 300,000/- (for 01 to 499 square yards) and of Rs.500,000/- (for 500 to 1200 square yards).
The plots were given to members possessing No Demand Certificate (NDC) on clearance of entire dues including the cost of land, development charges and corner charges in case it was a corner plot. Hence, the members were required to clear their outstanding dues through Demand Draft or Pay Order in favor of MPCHS to be submitted personally or by TCS or Registered post.
Plots of those who were not able to clear their outstanding dues within the deadline were shifted to an undeveloped area so as to give priority and opportunity to members whose dues are totally clear. The members were requested for their own good to clear outstanding dues in order to avoid escalation charges that were liable to be recovered because of unavoidable inflationary pressure.
Civil Works, Footpath, Storm Sewer, Sewerage & Drainage System, Street Lights and TST Work on Roads have been completed in Sector B-17, Block A & C. Underground Electricity Transmission has also been completed.
Multi Gardens Project Status
Most of the members have taken over possessions and started the construction of houses. Construction on commercial plots has also been initiated. This will encourage the community living to develop. Main entry gate for Two-Way Traffic is operational alongside G.T. Road.
Another entry gate on 140 ft wide Road between A & B Blocks is operational alongside the Main G.T. Road. The main road 140 ft. wide is ready and named Mian Akhter Avenue for his services for the Society. Landscaping around Entry Points has been perfectly completed. Civil works in Blocks A, B & C have finished. Earthwork in Blocks ‘D’ and ‘E’ is in the final stages.
Numerous tube-wells have been installed and made operational. The passing of ownership of possessions of Plots in Block A, B and C has been initiated. Plantations along roads and Parks with clusters of different sized plants and shrubs have been completed. Completion of beautification has resulted in an increase in the value of the project. A Public Community Club covering about 74 Kanal is in final stages. It has been designed as to be compatible with the existing national and international clubs that provide all the modern in-house facilities.
