SHAYAN VILLAS have been built on almost acres of land out of which more than 1 acre of land is under development as the Extension block on the backside of the already developed SHAYAN VILLAS. Apart from the main entrance on Kashmir Road the other entrance us expected to be on the main Shiekhupura Road after the completion of the development of the Extension block of SHAYAN VILLAS. The Extension block would consist of 3 Marla category plots on almost 1 ½ acre of land. Currently the main category of plots are of size 6 marla with a total of almost 70 in number out of which 50 percent have been built with active residents are living while around 35 plots are yet to be constructed.

He purchased 8 marla of residential cum commercial land on the front side in SHAYAN VILLAS at the rate of Rs 250,000 - 300,000 per marla in year 2014 while the current rate is Rs 700,000 750,000 per marla. Currently the well-constructed houses of 6 Marlas in Shayan Villas are available @ Rs 6.5 - 7 Million while double storey 8 marla houses cost upto Rs 12 Million.

The nearest approach factor of the SHAYAN VILLAS from the main city (8 bazars) of Faisalabad as compared to the other societies on Canal Road like Eden Garden, Ghalib City, Eden Valley and Abdullah Garden. Moreover, the plots of lesser size like 6 or 8 marlas are available in SHAYAN VILLAS. The electricity (2 – 3 transformers are reserved for the society by WAPDA) and the sewerage system installed with the main line of WASA are the other key points that makes SHAYAN VILLAS a preferred choice for the residents.

The other characteristics include boundary wall with the provision of security guards, light polls and very much less load shedding due to Mills area on the backside. Moreover, most of the shopping and the grocery marts at the main canal road are easily accessible.

The Sui Gas notice from the developer has not yet been entertained by the concerned government authorities. But the society is quite hopeful to get it approved during the approaching winter. Currently the residents are using the cylinders of LPG. The absence of the green belt and the park is the other limiting factor of SHAYAN VILLAS. The smoke emission due to the processing of corn based products from the certain mills of the adjacent mills area on the backside has been creating a mess among the residents of SHAYAN VILLAS and adjoining societies. The stays have been issued from concerned government authorities (housing and development) in favor of the residential societies and the issue is expected to resolve in the coming months.
