The population of Pakistan is rapidly increasing. This is not only causing problems regarding housing but also education, health and other living facilities. Keeping the rapid growth of population in view, Capital Development Authority (CDA) has started developing new sectors and housing societies in all the five zones of Islamabad.
CDA has constructed the CDA Sector F-17 which includes Tele Gardens and T&T ECHS Housing Society that is spread over approximately 2800 kanals. Sector F- 17 is a well developed area and one of the best sectors developed by CDA. T & T ECHS F- 17/ 2 has all the residential and commercial facilities provided in it. Further development work is in progress in this sector and the investors are showing immense interest in this area as the New Islamabad Airport is also close to this sector. Numerous commercial projects are underway in this sector by many different builders and developers. People are leaving the densely populated areas and moving to new and better developed areas now as these areas are more open and green. A number of housing societies are being developed in Zone 2 to cater the needs of the citizens. T & T ECHS F- 17/ 2 is an important and unique sector of Islamabad with all the living and business facilities provided in it.

The importance of every sector and real estate project is dependent mainly on its location and surroundings. Many sectors and housing societies by CDA are still not developed because of their location and lack of facilities in them. Similarly, residential and commercial projects also rely on their location for their success. T & T ECHS F- 17/ 2 is an ideal place not only because of its location and surroundings but also due to the amenities present in it.
The surroundings of this project include world class educational institutes, health care centers, public transport, MPCHS security service, free shuttle, green belt zone, banks, hospitals and it also provides all the living and business facilities which boost up the importance of “T&T ECHS” F- 17/ 2. Many new housing societies and residential and commercial projects are being made near T&T ECHS F- 17/ 2. The construction work on the expansion of the Islamabad- Attock G.T. Road has also started that connects T&T ECHS F- 17/ 2 to the new airport. This will give even easier access to Rawalpindi and Islamabad from Zone 2 and 3 and the flow of traffic will be smoother and easier.

Note: The prices of plots depend on their location in the sector. The prices of property have increased 15% to 25% in T&T ECHS F- 17/ 2 after the completion of New Islamabad Airport.

T&T ECHS” F- 17/ 2 has mainly problem with water supply, load shedding, and lack of a proper hospital. Secondly, this sector is at a distance from Islamabad and Rawalpindi and public transport is not readily available. So, the residents and people working here need to have personal vehicles for transportation.

Project Builder Review:
Many commercial projects have been launched in T&T ECHS F- 17/ 2. Many real estate agents are also working in this sector and they are of the opinion that this is a well developed sector and people are showing great interest in it. The new projects are bringing more opportunities for business and employment in this sector.
Local’s Review:
Several families are residing in T&T ECHS F- 17/ 2. They say that there is no such issue in this sector that they could mention and there is no lack of any facilities in it. The security of T&T ECHS F- 17/ 2 is very good.
Investors’ Review:
A number of people have invested their money in residential and commercial plots and construction projects in T&T ECHS F- 17/ 2. They are happy that since the inception of the New Islamabad Airport, the value of their investment has increased and the prices have gone up by 10 to 20%.
